How do I choose an agent to sell my house?

You will often hear the advice to interview at least three agents and choose one to represent you.

I don't think this is the best method. When you interview a agent, they will tell you want you want to hear. Surely they will prepare a good presentation and try to impress you. How would you know if they will actually do the job?

The best way to choose an agent is to get a referral from a friend who has used an agent that they were satisfied with. Your friend would be honest with you and tell you exactly what the agent is like. Be sure you ask for a friend who has sold a home in the same area recently. It will ensure that the agent knows your market area. Ask around, and you will find someone who will highly recommends an agent to you.

Other criteria to look for are:

- Is the agent a full time real estate agent?

- How long has the agent worked in your market area?

- Is the agent approachable and easy to talk to?

- Does the agent understand your concerns and give you appropriate advice?

- Is the agent a member of the Multiple Listing Service and the local Board of Realtors?
