Proper Pricing

One of the goals of a seller is to get the most money for his house. Sometimes a fast sale, or a hassle-free sale are more important than the price. But in most circumstances, a seller is concern with getting the highest possible price.

Contrary to common believe, setting your price as high as possible does not always mean you will sell it for more.

Overpricing will result in no offers. The listing becomes "stale" on the market, inviting low offers from bargain-hunting buyers.

If you price your house properly according to what has been sold and currently on the market in your area of similar homes, you will have serious buyers who are willing to offer you a good price.

When setting your price, place your home on a list among other listed homes similar to yours. Those other houses are your competition. Now objectively look at the list as if you were a buyer looking for a house in your neighborhood. Which home on list would you most likely consider attractive? Would your house stand out as being a reasonably priced, or would you as a buyer shy away from it because it's too expensive?
